June 2026 Naples Market Report

1. Strong Sales Momentum

June was one of the strongest months for the Naples market in five years.

  • Closed sales: 881, up 16.5% from June 2025.
  • Pending sales: 855, up 14.9%.
  • Year-to-date closed sales reached 5,229, up 17.9%.
  • Year-to-date pending sales increased 28.5%.

The report indicates that buyers who had been taking their time earlier in the year began closing those transactions in June.

2. Inventory Is Shrinking

One of the biggest takeaways is the significant reduction in available homes:

  • Active inventory: 4,741 homes, down 23.4% year over year.
  • Months of supply: 6.3 months, down from 9.7 months.
  • New listings: 830, down 9.6%.
  • New listings are down 11.4% since January compared with the same period last year.

This is important because strong sales combined with declining inventory is helping prevent an oversupply of homes and supporting property values.

3. Prices Remain Resilient, Especially in Single-Family & Luxury

The overall median closed price increased 3.8%, from $573,450 to $595,000.

Single-family homes performed even better:

  • 457 sales, up 7.8%.
  • Median price: $750,000, up 7.1%.
  • Single-family inventory fell 23.6%.

The luxury segment remains particularly strong, with 61 sales above $10 million since January, including 14 sales above $20 million. North Naples was especially strong, with single-family sales up 22.8% and the median price up 10.8% to $1.03 million.

4. Condo Market Is Recovering

The condominium market showed a significant turnaround:

  • 424 condo sales, up 27.7%.
  • Pending condo sales increased 10.2% in June and more than 48% year-to-date.
  • Condo inventory declined 23.2% to 2,470 units.
  • Median condo price was $442,500, down 1.7%.

The report attributes renewed confidence partly to Florida's 2024 condo reforms. Well-priced condos are attracting buyers and selling quickly, while properties facing high insurance costs, fees and assessments may need price reductions.
